Dear Tracy I am delighted to provide the following recommendation for Tracy and Graham Beaufill. After purchasing a property from Tracy in Kaharoa a number of years ago, the time came for me to sell and relocate with work to the Waikato. I faced only one issue in completing this transaction – being the global financial crisis. This, of course, had depressed property prices and I faced the very real issue of realising a reasonable value from my property in what was a very uncertain market at the time. We had kept in close contact with Tracy and Graham after purchasing our property, given that they themselves lived just down the road and having total faith in their ability, we contacted them for their advice and engaged their services. Tracy spend some time working through our strategy with us and talking us through the challenged that came with such a distressed market, helping us through the series of challenging decisions we needed to get right to maximise the sale value of our property including marketing plans and sales methods. Tracy remained calm and professional through this process, offering sound considered advice in line with our personal opinions of the market, never pushing us into a price point or marketing strategy, preferring to thoroughly discuss all options and let us make the final decision. It was this professionalism that helped us keep a firm view on the transaction and make sound decisions in a very trying market. Selecting an auction based campaign, Tracy kept us very well informed with weekly updates of a quality and detail level I have not seen from other agencies. Having sold several houses before this one, I can say that in my opinion this is the highest standard of reporting on the local market. Tracy did not, however, rely on written updates to keep us informed – in fact they were almost redundant given that all the information contained within these reports had already been discussed with us either face to face or by telephone well beforehand. Having limited interest in our property due to the specialised nature of the place, Tracy invested many hours with potential purchasers, showing one couple through the house repeatedly at their request, without any complaint or delay – which is fortunate as these people eventually purchased the property and, given the wife was heavily pregnant, could easily have been swayed away with an agent that wasn’t 100% committed. As the process drew to a close and we entered into negotiations with these purchasers in an auction forum, I am almost certain Tracy was more nervous that we were – demonstrating just how much personal energy she had dedicated to the process. Being overseas at the time, I was personally very reassured to have such a committed agent back home on the ground who wanted a good result for us – not, like so many agents, thinking solely about her own commission. Auctions being auctions as the bidding slowed the tension rose, however Tracy and Graham remained professional and calm, giving me good advice and reassurance which helped me deal with the process from an overseas location via cell phone which could otherwise have been very difficult to manage. Finally, with some post auction negotiations and again plenty of after hour’s leg work by Graham and Tracy, the property sold. More importantly, it sold at a realistic price that I was satisfied with, allowing me to move on without having to take a large financial hit. I have no doubts that this was due to the hard work and professionalism of Tracy and Graham and would not hesitate to recommend listing with this pair. Not only are they great agents, they’re great people too – and this makes those tricky situations and challenging discussions far easier to get through as you know they’re out there working for your, not just hunting the next commission.
