I sold my Titirangi house in December 2002. All management of the sale was undertaken by Jeannette Young-Smith and Maggie Milnes of Bayleys Real Estate, Titirangi.
The house was auctioned and the preparation for the auction was done in the most professional manner. A large number of people visited the property but essentially all visits were organised through open days meaning little disturbance to ourselves. It was only towards to the end when individual potential buyers had been identified that further visits were involved where we met up with some of these potential buyers.
The auction was successful and I believe a fair price obtained. Such was the manner in which the preparation and augmentation of the auction was undertaken that we have since become good friends with the buyers of the property.
All in all one could not really have asked for a better team to sell the house – a fair price and the bonus of making two new friends, the eventual purchasers.
The property was an unusual one in so far as there was a large amount of land and extensive gardens. It was always going to have to be marketed in a specific way, targeting potential purchasers with specific interests. The approach made by Jeannette and Maggie and other members of the Bayleys team has been appreciated and I would thoroughly recommend them to any potential sellers of a quality house.

Jeannette Young-Smith and Sandra Johnson of Bayleys, Titirangi, recently acted as agents in the sale of my Titirangi property. I was very impressed with their professionalism and untiring commitment and I was extremely happy with the end result – the sale of our house at our asking price within two months of the house going onto the market.
Due to a tight timeframe and complex logistics, the process of preparing and presenting our house for sale was less than straightforward and, looking back, we couldn’t have achieved the outcome without the best of professional assistance. While still living overseas, we engaged Jeannette and Sandra on the recommendation of a trusted Auckland contact. We had a very aggressive auction date in mind. Within a few days Jeannette and Sandra had provided us a schedule for a marketing campaign, so that we knew exactly our deadlines for placing advertisements, getting photos, commencing open homes, etc, and could therefore plan all necessary work to meet these deadlines.
In less than 2 months, straddling the Christmas holiday period, we redecorated our property inside and out, to meet a mid-January through to mid-February auction campaign. This entailed achieving pre-Christmas photo and copy deadlines for January property press issues. While our house was most definitely a work-in-progress in mid-December, Jeannette and Sandra managed to get great photos anyway. Also at Jeannette and Sandra’s suggestion, we engaged Living Edge to professionally furnish and style our house for open homes, an enhancement well worth the cost, given the comments from visitors. The final Bayleys’ website page for our house was incredible.
During the auction campaign my husband and I were out of Auckland, leaving Jeannette and Sandra to run the open homes. They contacted us 3 or 4 (or more) times each week with updates on interested parties and feedback from people passing through the property. My husband and I worked closely with Jeannette and Sandra to continuously develop the marketing based on all the feedback, both positive and negative, to present a very positive and pragmatic proposition, aimed at attracting buyers of high potential.
We also had the pleasure of meeting Bayleys’ auctioneer, Richard Valentine, in the run-up to our auction and we felt very safe in his expert hands. We were very well informed by the time of our auction and knew that the interested parties were not quite ready to bid, which we attribute to our optimistically early auction date. We proceeded in case of a surprise bid but the house was set aside at auction as expected. Nevertheless our house sold very quickly after the auction at a price with which we were very pleased, thanks to Jeannette and Sandra’s continued efforts to maintain a high profile for our property in the market and their focus on attracting highly potential buyers.
Jeannette and Sandra were a great team; two lovely people with whom we got along really well. They know their business and the market well. We don’t hesitate to recommend them and wish them continued success.
