There's surely nothing as idyllic as the charm of a country villa which has been cherished and loved, ensuring its character and delightful old-soul are well and truly intact. Spread over 4850m2 (more or less) of quality land, this well considered homestead offers quintessential country living.
A warm and immaculate presentation instantly invites you via an ornate porch, to step indoors and enjoy the atmosphere. Set at 3.6 metre high stud ceilings and amongst delightful timber paneling and imported wallpaper features. The interior showcases period style in all its glory, whilst offering the best in modern comfort. The layout encourages formal and informal living options, including a generous open lounge, a country-style kitchen and a dedicated dining room with working coal range.
The kitchen is entirely revitalized, it offers excellent storage and benchspace, a luxurious 900mm oven and butler sink. Featuring timber paneling on the walls, and a solid timber benchtop, the country character of this homestead is not lost here. Flowing easily to the dedicated dining room and then spilling through double doors to the bright and sunny north facing deck.
Accommodation is accounted for by three exceptionally generous double bedrooms all with storage. The extra high stud-height further enhances the feeling of light and space throughout. The master retreat is elegant and sizeable, it enjoys picturesque countryside views and includes a particularly romantic open fire place facade, while the remainder of the home is heated (and then some) via two heatpumps, ducted heating and a functioning woodburner in the living room.
Since moving it to Ngahingapouri in 2011, the home has undergone major work. It has been rewired, replumbed, reroofed, and fitted with ceiling and underfloor insulation. It was also stripped back to its bare bones and repainted indoors and out.

Upon completing a degree at Waikato University at the age of 24, I bought my first investment property. This was the beginning of an investment portfolio and a passion for Real Estate. Now I get the opportunity and great pleasure in assisting other people to realise their real estate goals.
Having a teaching background of 11 years helped me develop:
• A wide breadth of networks
• Strong listening skills
• A confident and effective delivery style
• A good understanding of positive teamwork
I loved teaching, particularly the last five years at Cambridge High School. However, in 2005 an opportunity arose to work for a great company. The Bayleys mission statement reads, ‘we are committed to maximising the value of our client’s real estate assets through superior customer service’. After 13 years working with the great Bayleys team I firmly believe in our ability to market quality property and achieve outstanding results.
I have a love for sport, in particular rugby and am affiliated with the Hamilton Old Boys Club. I have now focussed my rugby interest to refereeing and have set high goals in this field. I have travelled extensively throughout the UK and Europe, basing myself in London for three years. Whilst travelling through Spain, I met my wife Shani, we have four beautiful children. We also lived in Japan for two years, where I played rugby whilst experiencing their beautiful culture.
I live with three basic principles; to succeed you must be ‘hardworking, reliable and honest’.
