I met Roy almost a year ago to discuss the proposed sale of our property once remediation works for our leaky home and the litigation process had been finalised. Like many people, I would probably rather have my toenails torn out one by one than have to deal with real estate agents. As an older single woman (although with the usual coterie of advisors to tell me exactly what I should do), and after a previous failed and traumatising attempt to sell my house several years ago, I was particularly dreading the whole house-selling drama but after having two very different people strongly recommend Unlimited Potential, and having positive things to say about Roy Champtaloup, I tentatively agreed to see what he had to say. From the first meeting with Roy, I found him very professional, pleasant and positive. He listened to my concerns and what I wanted, he made recommendations but was very flexible in not forcing his opinions on me, he was upfront and made no false promises. He outlined his sales strategy very clearly, was well-organised, quickly providing a time line for the sales process and was able to suggest other professionals to contact for services such as staging. In terms of the sale process, I feel his particular strengths were his clear strategy and negotiation skill and experience, and his long-term association and many connections with the Remuera area. My understanding was that at least some of those interested in my property, knew him, or of him, and I assume that the degree of "already established" trust this brought to the negotiations eased the process considerably. During the negotiation phase of the sale, he kept me clearly informed, was meticulous in following disclosure requirements, and did not pressure me in any way to accept any offers. I felt he was on my side to get the best outcome for me, rather than just a quick sale and commission for himself, and was helpful in calmly assisting me with decision-making at this stage. I also felt that the way in which Unlimited Potential is run made selling through their company a better experience, my understanding being that other agents are not competing against the listing agent in the same way for commission as other agencies, allowing a more collegial approach to the sale; in fact, Roy used the group's opinion to provide an estimate of the likely sale price, rather than relying solely on his own opinion. When the agents visited as a group, they were also pleasant and respectful, and unlike bigger companies, I did not feel as if the entire town had come prying through my house. The outcome? The house sold unconditionally with absolutely no hassles on the Sunday evening of the first weekend of open homes, for about 10% above the CV and for more than I was hoping for. I recommend Roy unconditionally. He is pleasant, flexible, a good listener, marketing savvy, well-known and well-established in the area, motivated, focussed and organised, and a skillful negotiator. And besides all that, I enjoyed his sartorial style and his holistic world view.
